Coffee to Closing: A Special Day in the City: My Experience as a Miami Agent

Morning Hustle (8:[20:00 – 10:00 AM]

Waking up and starting the day with a cafecito fuerte (strong Cuban coffee), and in between checking emails, responding to those inquiries which I got during the night.

Evaluating new properties listings and marketing materials preparation for next properties.

Letting the clients in on the latest happenings – answering questions, putting strategies together, and managing house showings.

Showtime! (10:(00 – 1:00 AM):

I travel and have fun with showcasing Miami’s diverse communities on the go! Whether jet-setting Flaminco condos or charming Bungalows to Coral Gables, the search for ideal place for the client is here.

Pointing out property features, assisting with need-to-know information, and making the tours interactive.

Tech Time & Negotiations (1:Saturday, 12 PM – 4:00 PM:

Finally, back at the office, I would do follow up tasks for clients after the showings, and collect any feedback or suggestions they had.

Looking into comparables and negotiating deals with the buyers who are ready to make a purchase.

The negotiation dance! Being able to interact well with the other market players to reach deals which will benefit both sides.

Post-Work Powerhouse (4:I (EDT) (5:00 PM – 6:00 PM):

Paying attention to industry events or open houses to build future connections and networking with other fellow professionals.

Marketing magic! Posting social media networks with recent listings and interesting content.

Positioning the mission of the success – scheduling the appointments for the future and preparing for the adventures of Miami property management tomorrow.

Not to mention, it is just a first cut! It is a new experience every day with the clients ever changing their minds, delighting, and satisfying them to buy that dream house (or the dream investment) of theirs somewhere in gorgeous Miami. Consequently, if you are the one that is in pursuit of a career with more options and possibilities, real estate could be just the right “cafe cubano fuerte” for you.

Coffee to Closing: By going through the process of being a non-local community member, I’ve gained more connections with the city that I never imagined that I could have.

Sergeant, for me is very different and delightful, because each day is new discovery. Dedicating every minute and hour of my life to improve the daily lives of others left me with an exhaustive and sleepless night. Nevertheless, one specific day sticks out in my recollection as absolutely unique – from early morning coffee to the euphoric close at the end of the day.


It was a nine o´clock morning that started with a strong cup of Cuban prepaired coffee in a small cafe of the district named Little Havana which is famous for its colourful atmosphere. “Behold the aroma of fresh brewed coffee”, I thought to myself as the calm couple sat down with me with the gleam in their eyes anticipating on buying their first home. This was part of the perfect way of finding the combinations between all the aspects that make a wedding ceremony, including their tastes, budget, and must-haves while we sipped our coffee and were happy with the busy energy of the place.


With the knowledge of acquiring our morning glorious latte, we went out to visit a number of houses throughout town. Ranging from swanky high-rise condos offering South Florida panoramic views to friendly communities where families set their roots, we saw homes that catered to all sorts of preferences with the aim of helping my clients settle for the ideal one. It was different homes in different designs. The beauty and the promise in each one of them were outstanding. My clients could barely hide their excitement about living in each home as they were visualizing their future in these homes.


At the end of the entire morning of does, we went to a cool café in the Wynwood district, graced by amazing street art and offering a variety of cuisines. Skimming avocado toast and cold-pressed juices, we together evaluated our possible one and only selections out of the rich variety. Farming is a complex and multifaceted discipline that includes several components such as soil quality, irrigation, pest control, and crop rotation.


When the nature light had started to lower down, we pay visit to one house for another look. My clients were totally in love with the beauty of the house, its location, and the huge conversion possibilities which we immediately proposed.
